Do Rising Property Taxes Threaten the Future for Residential Investors?

Higher taxes on top of a high LTV can destroy your cash flow.

Over the past couple of years, I have been concerned that rising property tax rates will eventually threaten the livelihood of rental property owners.

As if to partially confirm this, I have recently been contacted by two different investors who are victims of property tax hikes that took them from a positive to a negative cash flow.

In both cases we are talking about a doubling of the property tax bill in one single year.

I personally experienced a near tripling of taxes on a rental property. My per month cost for taxes went from an initial estimate of $54.17 at the time of purchase to $125 per month the following year.

The fact is no single entity on the face of the earth can affect your real estate investments the way that government can. Governments can add a significant cost of doing business via rising tax rates.

It can change the rules in the middle of the game, force you to pay up or else, and only government, (especially local government), has the power to affect every single property owner in a given city, or county. Even bankruptcy won’t rescue you from the clutches of the tax man.

The general rule of thumb for residential property investing is that you should never exceed 80% financing on your income property. You should plan for higher taxes and keep your LTV at a reasonable level. While there are 90% and even 95% loans out there for investors, it can be dangerous to take out such loans as the risk of negative cash flow is much higher.

Most investors and even home owners, should be very cautious about refinancing residential properties to pull additional cash out. A higher loan amount, combined with a large tax assessment could put you in the red overnight.

If your strategy is to buy and hold, be very cautious about exceeding an 80% Loan To Value. Over-financing can cost you a whole years profits to compensate for a two month vacancy.

If your rent rates have to be artificially high in order to cover loan payments and taxes, you may not be able to find a suitable tenant. Few investors can handle the financial strain of vacancies and negative cash flow for long periods of time.

The issues facing our cities and counties in the 21st century are complex and appear to be beyond the knowledge and expertise of most local politicians. We must find new ways to manage the costs of government services in order to insure a supply of affordable housing in the years to come. Increasing property taxes has traditionally been a local governments answer to every budgeting need. If this continues, it could put investors in many cities out of business, and ruin the small investor’s ability to provide affordable housing.

For now, keeping lots of equity in your properties is the only real way you have to protect yourself from negative cash flow caused by rising property taxes. While it is exciting to think about taking tens of thousands of dollars out of your properties to use for “tax free income”, smart investors are very conservative here, and prefer to keep lots of equity for a rainy day.

Be conscious, aware, and alert. Pay attention. Remember when you were in elementary school and the teacher used to say pay attention now, this is important? Well, this is important. Wake up! What does it take to wake up an adult? Many people go through life on automatic, doing life as it comes along. What kind of things occurs that is considered a wake up call? The death of a loved one, a miracle, a near death experience, the birth of a child, a divorce, a marriage, a spiritual experience, a great accomplishment, a serious illness, an award, losing a job, winning the lottery, which of these would wake you up?

It seems like a joke to think of people living their lives asleep, but is it? How many of you miss out on a good part of your own life because you are not present? What does that mean? Present is a word that is highly overused and has become a buzzword for enlightenment junkies. So let’s look at what it really means. When am I present?

When I am fully in my body at full attention to what I am doing at that very moment. Noting of course, that moment to moment my presence changes depending on who is coming and going in my life. I had a spiritual teacher once who used to tell me to practice staying present while I was driving the car. I don’t know about you but my mind goes elsewhere the minute I get that seatbelt hooked and turn the ignition key. You know that commercial where the guy is testing the cell phone and keeps saying “Can you hear me now?” That to me is a great example of being present. It’s like constantly saying to yourself “Am I here now?”

In a conversation, are you thinking about your response? If you are, you’re in the future. Are you thinking about what you forgot to say or your tone of voice when you responded to the last statement? If you are, you’re in the past. So what does it take to be present? I think it takes giving up thinking about being anything. I think it means being.

That sounds very mysterious, but in the realm of living, what does it mean? I have coached many people in crisis to deal with their situation by being present. The only time one has to be in fear is if your life is in danger from something specific. Most fear and anxiety exists primarily in our brains. When someone dies, we immediately go to what will life be like without this person. Is that present? Not at all. Present in that situation is I am here breathing and seeing and hearing and experiencing grief. I am not in danger. I am not threatened. I am healthy and well and in my body. Yes, I may miss this person, even now, but most of the anxiety comes from the projections about what will life be like in the future or remembering all the great times of the past.

I once climbed a 60 ft high telephone pole and jumped off of it to a trapeze and I am very afraid of heights. How did I do it? I knew that I could step from one piton to another, it was only looking up or down that would cause me fear. So I reminded myself each step of the way that I was only stepping up one step at a time and I only paid attention to the part of the pole that I could see in front of me. What happened? I climbed to the top one step at a time and when I got near the top I let go of the pole and walked up those pitons like I was walking up a short flight of stairs. It was a physical experience of staying present, which has stayed with me for many years.

So what about awakeness in terms of relationship? Are things happening in your relationship that you ignore? Do you get intuitive flashes that your partner is putting his/her attention elsewhere? Do you ignore slights or subtle insinuations? Are you assuming that everything is okay because you don’t fight, argue, or disagree? Perhaps you don’t communicate enough to create dissension. Does your partner really hear what you are saying and is what you are saying what you really mean? Are you the husband who tunes out his wife’s nagging? And is she nagging because you don’t really listen to what she says in the first place? Are you the whiney wife who wants attention and complains about what a joke it is to have your husband get anything done?

Relationships are an entity unto themselves. Ideally wives and husbands listen to each other exclusive of outside interference. A time to decompress and unwind after work is optimal. What a fantasy it would be to have a little decompression chamber that you step into as you leave your work and it stores and detoxifies all of your work stress until you return the next day, leaving each of you free to be yourself with your partner.

What does it take to be awake and in relationship? A good start would be a real understanding of each other’s personality, knowledge of each other’s stress strategy, love strategy, and relationship strategy. The primary thing necessary to be awake in your relationship is a solid sense that no matter what, this person that you are in relationship with is ALWAYS on your side. Does that mean you can never disagree? Not at all. It does however, mean that you believe in that person and he/she believes in you. That you have an awakeness about each other that doesn’t allow you to buy into each other’s stories. That you can agree to disagree and still love each other. That your relationship is free of hidden agenda, secrets, and mistrust. There is a basic commitment to support each other and be honest and that you tell each other the truth even if you are the one who will be vulnerable in this particular situation. It is the ability to be wrong in this person’s eyes and still be right by virtue of being wrong and admitting to it.

I like to think that I am one of those human beings who has made the choices necessary to stay present in my own life. I wasn’t always that way, but through a series of courses, enlightening experiences and tragic circumstances, I have managed to shake myself into a heightened state of awakeness a good part of the time. Presence is a mantra. I preach it. I live it. I honor it as the most useful tool in a crisis. Presence is awakeness. Embrace it. It will give you life.

One more thing! If you combine presence with passion you will rise out

The essence of passion is love. Passion is what drives us and gets us up in the morning. My life purpose is to live a passionate life of spiritual connection, creative abundance, playful exploration and pure honesty. When I live my life from this, it flows. I have successes. I have money. I have fun. In relationship, passion is a prime ingredient. Although sexual passion is vital, passion for living is what I am referring to here. Loving what you do. Being excited about getting up in the morning because you have something to do that turns you on. Someone you can’t wait to see. Work you can’t wait to begin. Somewhere you have never been before that you are about to explore. Dragging yourself to a job that holds no energy for you is mediocrity and just doesn’t cut it. In your life and particularly your relationships, settling for less than what you want is a sell out. It is possible to have a relationship that isn’t just about logistics, money, work and kids. So many people settle for longevity or security when they are in long-term relationships. It’s easier to stay in a mediocre relationship and settle for financial security than it is to confront the issues and risk having nothing. I’m not suggesting you quit, I’m suggesting you take action. Delve into your relationship. Find the gaps, the baggage, the ruts and the time bombs and start removing them. Get some help if you need it. Hire a coach. Get a strategy, don’t just watch it disintegrate. It is my belief that you have to be willing to risk losing whatever you think you have in order to get what you want, but isn’t it worth any price to have joy and passion and love and trust and true spiritual connection in your life?

In order to get what you want you have to know exactly what you want.
Design your life. Design your relationships. Think big. Do you think that anyone who has ever won an Olympic gold medal accomplished that without ever having decided to do it? I think the decision part is the hard part. Once a decision has been made and you have a clear outcome in your vision, all you have to do is put one foot in front of the other and take care of the business that shows up. The rest is up to God and the universe.

So, if you want a relationship, decide to have one. Design the person you want to meet and go out and do what’s in front of you. Decide if you want to get married. If you want to revive your relationship, decide to have it different. Then go do it. Passionately attack life and take risks, what’s the worst that can happen?

Why purchase a Dell Laptop?

One of the most well known brands on the market are Dell
laptops. Of course, this comes from a lot of advertising. But
their quality goes a long way in explaining why they are so big
in the IT world.

Let’s take for example the new Dell Inspiron 6000. This is a
high powered notebook that features the so-called Sonoma chipset
which happens to be the latest Intel processor. Now, this
chipset is strictly for mobile computers, so it is specifically
designed to make sure your laptop works as optimally as
possible. This involves the best in battery power life, the
fastest graphics for gaming and multimedia, and wireless
connectivity.

As far as wireless technology goes, these Dell laptops pack the
latest technology. For example, they offer the optional
Bluetooth for you business users out there. Of course then there
is the standard 10/100 ethernet card and Wi-Fi access, so you
can use your card in wireless hotpsots at home, in your local
coffee shop ar at work.

Here are a few other accessories that round out the connectivity
of these computers. It has an IEEE 1394 port, a Firewire port,
an S-Video port and four USB ports. Now, if that’s not enough,
the Inspiron 6000 also has a slot for Secure Digital Memory
cards.

Now, no matter how many digital cameras, music players, personal
digital assistants (PDA’s), or cell phones you have, your Dell
Inspiron 6000 notebook will have enough access for all of them.

This computer also has a big brain! You can choose from either a
1.30 GHz Intel Celeron processor or the 1.60 GHz Pentium
processor. As far as hard drives go, they also come in a
selection of ranges from 30 GB to 80 GB. You can also pack the
computer with optical drives like a DVD double layer burner or a
writeable CD/DVD combo.

What does this mean for the layperson? All these numbers and
abbreviations mean only one thing, no matter what you need your
computer for, there are Dell laptops out there that are perfect
for the task.

I have had nothing but Dell computers in my office as well as my
home and I will continue to buy them and recommend them. Not
just because they are excellently made computers, but because
Dell stands behind their products in price as well as service.

Just to give you an example of the Dell Service, I purchased a
Dell Desktop last year for my office, one of many. This one
computer did develop a problem with the DVD drive. I could read
DVD’s but I couldn’t burn one. I called support they responded
very quickly and while I was on the phone with them the
technician had me run some tests. The DVD unit was found to be
defective. The technician offered to send me a new unit by next
day air or have a technician come to my office. I chose the
latter, and the technician showed up within 24 hours replaced
the unit and had me up running. Now for me I couldn’t have asked
for better or faster service.

Why should you care about return traffic?

The secret of a web site’s success is just traffic.. and all you
have to do is to attract as many new visitors as possible. Right?

Wrong!

A site cannot become truly popular unless it appeals the new
users so much, that they decide to come back again and again,
this is what I call return traffic

I’m sure you have favorite places in the web where you stop by
every now and then to get the information and entertainment. We
all have, and we are part of their return traffic. So one of
your important goals as a webmaster is to make your site such a
place, that you start receiving return traffic.

If you succeed in building your return traffic so, you can be
sure that your advertising revenues will be higher, and more
products you will sell.

WHY IS RETURN TRAFFIC IMPORTANT?

Everybody in business knows that it takes more than one contact
to make a sale. The more times people are exposed to your
message, the more they tend to believe in it.

If you sell banner advertising space, the more visitors you
have, the more contacts you can sell

A visitor that isn’t ready for you offer today, might be ready
for it the next time he comes., or when the time is right.

Those who regularly visit the same site (return traffic), often
mention it to their friends, family and colleagues. And when
people tell about you to their acquaintances, they start a
traffic virus, because they will spread the word to their own

traffic for many larger sites). And most probably they too will

HOW CAN YOU CREATE RETURN TRAFFIC

Update it continuously to retain the interest of your visitors.
Add unique, fresh content every now and then or at the very

about your recent developments.

Remind people to bookmark your site. Remembering Internet
addresses is difficult, being bookmarked ensures that you won’t
be losing return traffic

Start a newsletter. Even if people bookmarks your site, they are
unlikely to ever return once they leave. Editing a newsletter
takes a lot of work, but gives large rewards in return. If you
can subscribe and send and e-mail with your newsletter to your
visitors, they won’t forget you, and you won’t be acused of
spamming.

Give something valuable for free, this is a sure-fire way to get
some return traffic, specially if every month you offer
something different.

Open a discussion forum. A well-maintained, busy discussion
forum can become a huge success and a huge source of return
traffic. You will have to stop by every now and then to remove
offensive content, answer questions and make sure that
everything is going all right. But be carefull, your site must
be very popular, when you start your forum. If your site doesn’t
get enough traffic, the forum won’t be frequented by many users
and there will be very few new messages and very few return
traffic.
