If you your taste runs back to the 1940’s era, finding vintage pieces could be a bit more of a challenge. However, once items are found, they turn out to be well worth the time it took to hunt for them! Kitchens from the 1940’s call for vintage linens, which can be used as tablecloths or displayed by hanging from the store. Some of the lines have bright colors and designs which add warmth and cheer to any home’s kitchen décor. Since some of these old tablecloths are really collectible items and can be quite expensive if purchased in an antique shop, finding one at local yard sale for mere pennies would be fantastic!

When it comes to the modern and contemporary style, most yard sales offer almost new items. If you check out the yard sales in the pricey area of your city or town, you can likely find some expensive items at cheap prices.

At times, antique and collectible decorative items can be found at yard sales as well. If you are one who prefers collecting items such as certain types of china, vintage linens, or a hutch, it might help to do some research on the subject. This will help you spot a great piece.

Cottage Style Home Decorating: Decorating Your Cottage With Creative Signs

“Welcome” signs often charmingly grace the gate or front door of a cozy cottage, beckoning visitors to come inside. You can add even more color and whimsy both inside and outside your cottage by easily and inexpensively making clever signs yourself with a little plywood, a jigsaw, and some paint.

1. Secret Garden. This is a sweet sign to put on a garden gate. Or, hand paint the words onto a cleverly cut-out sign, nail it to a stake, and insert it into a flower pot on your patio.

2. To the Beach. A piece of wood with one end cut out in the shape of a hand with the pointer finger that points and says “To the Beach” adds whimsy and charm.

3. Quirky Quotes. Paint a sign and add a short favorite quote to express your personality. I have a favorite sign in my home by poet Emily Dickinson that says, “Dwell in Possibility.”

4. Seaside Serenade. Paint a sign sea-blue, glue some sand and shells along the bottom, and write the often-seen saying, “If you’re lucky enough to live at the beach you’re lucky enough” on it for a welcome to your beach cottage.

5. Bon Appetit. Paint a sign to match the colors in your kitchen with the words “Bon Appetit” on it.

6. Post-It Notes. Paint and nail several signs pointing in opposite directions on a lamp post outside your cottage with words on them such as “Beach,” “For the Birds,” “Bloomingdales,” “Yacht Club,” or “Johnson Wedding.”

7. Bathroom Bliss. Post a sign on your bathroom door that says “Powder Room” or “Ladies’ Room.”

8. Home Office Haven. Post an “Office” sign on your office door that matches your room’s décor.

9. High Maintenance. Tired of noise and need a nap? Embroider the words “High Maintenance, Please Do Not Disturb” on a small pillow with a rope attached for hanging on your bedroom doorknob.

Building a Room Addition can be one of the best investments you can make in your home. However, prior to starting a room addition, a homeowner should first formulate a room addition plan. There are several key factors that should be considered prior to breaking ground.

Developing a room addition plan should include both interior and exterior considerations. With many room addition projects a homeowner can draw up the basic room addition plans, including the floor layout and the physical exterior shape and size of the addition. However, if the roof lines and/or foundation footprints on the existing home or the new room addition are complex, an architect may be required. An architect may also be required to ensure that the finished room addition aesthetically melds well into the existing home. This is a key factor for resale value. If a room addition appears as an afterthought to the home it will be aesthetically unappealing to the neighborhood and to someday prospective home buyers.

When planning a room addition, the permit / inspection process will typically include an overall building permit, as well as electric, plumbing, and insulation permits. In order to complete the building permit process you will need drawings or sketches of the room addition. Besides overall sketches of the room addition with overall dimensions, the drawings will also need to include cross-sectional views showing the framing type and physical sizes of floor joists, roof rafters, and wall framing construction. You will also need a bill of materials and a cost estimate for the construction. The building inspector will use this information to determine if the construction will meet all construction and safety codes. The building inspector also uses the Bill of Material and cost information to assess the amount of the permit cost.

During the building of the room addition, inspections should be completed after the:

Foundation is poured

Rough framing completed

Rough Electric completed

Rough Plumbing completed

Insulation completed

Final Inspection / Occupancy Permit (Electric/Plumbing are complete)

Whether hiring a general contractor or planning to be a do it yourself carpenter and general contractor a budget and time table should be developed prior to starting the room. Not only is it necessary in the permitting process, it will help in identifying long lead items and provide the information necessary for financing the project if required. In addition, if acting as your own general contractor creating the time table will help assist you in determining need dates for sub contractors.

With room addition building plans and permits secured, as well as a solid Bill of materials and a timetable completed, a homeowner can begin the room addition project with a high likelihood of a smooth and successful home building project.

Light Imitating Art - How to Use Lighting as a Decorative Feature

Lighting is often thought of as a necessity, which it is, but not often as part of the decor. This is more the case in residential settings. For years architects in commercial buildings have used lighting to compliment their designs. A good example of this melding of light and art is the Chrysler building in NYC. Most of the original lighting followed the Art Deco style of the building, with many of the fixtures custom made to fit the style.

In residential settings the most common use of decorative lighting fixtures is in the form of a dining room chandelier or some wall sconces. There are so many unique and beautiful light fixtures to choose from. Using a combination of unique light fixtures, varied patterns and controls, the lighting can in itself become a work of art. Even something like recessed cans with some planning and forethought can be placed in patterns that enhance the room from a decorative standpoint.

A very popular form of lighting used today in kitchens is pendant lighting. Placed over an island or peninsula, they can help define the space and add an element of art into the room. Taking a simple set of three pendants and altering the height of the fixtures, a new visual experience can easily be created. Too many lighting plans just conform to a given symmetrical pattern. Recessed lights placed in rows that are very commercial looking in nature. Instead of the lights placed in 3 rows of three you can have rows of three, two and three. This minor change now adds interest and is visually pleasing.

There is also the style of the fixtures themselves. The vast majority of recessed lights used are a basic baffle and bulb. There is so much more in the way of recessed lighting. There are trims for recessed lights that come in glass, different colors, wall washers, gimbal rings and so many more. It just takes a little thinking out of the box to take a different approach. Not to mislead anyone, these more unique designs cost more money. The truth is that most people are willing to pay a little more but they just aren’t made aware of all the options available.
