A Look into the Michigan Real Estate Market

Filed under: Real Estate Tips + More, Internet Information, Enterprise — admin @ 4:46 pm

The real estate market in Michigan is currently in distress and this is caused by certain factors primarily influenced by the state’s economy. In fact, Michigan is one of the few states experiencing enormous foreclosure problems. Interest rates are not the chief reason for this havoc; what caused subprime mortgages to fall out is because of the massive job losses in the state. Since 2001, Michigan has lost 300,000 jobs.

Michigan’s economy is concentrated in the auto industry. However, that industry is not doing well either. Michigan has lost 20,000 auto jobs from April 2006 to April 2007, aside from losing 26,600 non-auto jobs during the same period.

According to the Bureau of Labor Statistics, Michigan had an unemployment rate of 7.2% in February 2008 and it rose to 8.5% in July 2008. Michigan’s record of layoff events in all industries was 32 in February 2008, which drastically rose to 212 by July 2008. As a result, Michigan has seen a decline in its Gross Domestic Product (GDP), being ranked 23rd in national GDP in 2003 and then falling down to 35th in 2006. Three industries have actually been accounted for 80% of Michigan’s shrinking GDP, namely: construction, manufacturing, and government.

Without jobs, people are no longer able to afford their mortgages. Therefore, to address issues on the real estate market, Michigan should primarily focus on creating jobs.

Does Your Marriage Suffer from an Attention Shortage?

Filed under: Internet Information — admin @ 10:23 pm

Years ago when I was working in a mental health center, I served
on a committee that was redesigning the communications systems.
In one meeting, a committee member named Susan said, “The
receptionists sound frantic when they answer the phone. They
need to learn to give each caller their complete attention, even
when they’re multi-tasking.”

Now that’s a goal to aspire to. There’s just one problem: It’s
impossible! Either you’re multi- tasking or you’re giving your
full attention, but not both. Nonetheless, lot of us set out to
achieve this impossible goal every day. At work you can get away
with giving people less than your full attention. Generally
speaking, your customers and colleagues are not seeking a deep
emotional connection with you. But at home, it’s a different
story. Stop for a moment and think: Does it feel like there’s
more tension in your marriage than there used to be? Does your
partner seem to have developed a new set of annoying habits? Or
do you just have a vague sense that your relationship isn’t as
juicy and satisfying as it used to be? Consider the possibility
that there’s an attention shortage in your marriage.

Pure attention nourishes us in a way that nothing else can. One
Saturday, I was working on a speech I had to give the next week
and I was feeling the pressure. I heard a little voice calling
from the doorway of my office: “Cla-a-a-aire!” It was my step-
daughter, Kristina.

“Not now, Honey,” I said, typing frantically, “I’ve really got
to get this done.”

A couple of minutes later, I heard it again. “Cla-a-a-
aire!”

“Look, I’ll talk to you in 5 minutes. I really need to
concentrate now.”

“Cla-a-a-aire!”

Exasperated, I finally stopped typing and turned to look at her.
“All right, what do you want?”

Kristina smiled at me and waved. “Hi!” Then she scampered
off.

We grownups are really no different. We all need regular doses
of undivided attention to make us feel close, connected, and
loved. Here are three guidelines for increasing this kind of
attention in your marriage.

Say What You See

You might have taken communication classes where they tell you
to ask open ended questions, such as, How did you feel when your
boss cancelled the project?”

Questions are great, but sometimes you can make people feel more
deeply understood by showing that you already get it.

Let her know you notice her behavior. “You seem pretty quiet
today.” And then go a step further by guessing how she feels: “I
wonder if you’re feeling disappointed because your boss
cancelled that project.” If you’re right, she’ll get that
wonderful feeling that someone else understands. If you’re
wrong, just let her explain what’s really going on.

The key to this technique is humility. You wonder if that’s how
she feels. Never confuse this with telling her how she feels, a
surefire way to sabotage your connection!

Be Willing to Be Surprised

One casualty of a long-term relationship is listening with an
open mind. After all, when you know someone well, you become
accustomed to the themes in his conversation. And yet, he still
has the capacity to surprise you, if you let him. He’s still a
growing, changing being who’s learning new things and dealing
with new concerns all the time. To really give your partner pure
attention, mentally set aside your expectations about what he’s
going to say and stay open. I guarantee you that he’ll feel the
difference.

Make the First Move

If there’s an attention shortage in your marriage, you might be
feeling like you’re running on empty and you have nothing to
give. And you’re waiting for your partner to fill your tank, so
that you can feel more loving. The trouble is, she’s feeling
exactly the same way. You could be stuck here for a long time!
It only takes one of you to put your marriage back on the road
to deeper connection. Why not decide it’s going to be you?

Leave the multi-tasking at work. That’s what it was invented
for. At home, it’s not about how much you get done, it’s about
how much you connect. Give your partner what he longs for
most–your complete attention–and see what happens.

How to keep your postal mail private and secure

Filed under: Internet Information — admin @ 5:48 pm

Surreptious opening of most envelopes sent through the mail
takes little effort and only minimal skill. Instructions are
readily available on the Internet and in books suc as “CIA Flaps
and Seals Manual” (Paladin Press).

While your mail is in the hands of the postal service it is
relatively secure from outside snooping but readily available to
postal employees and the alphabet soup of government agencies
that may, for whatever reason, take an interest in your private
correspondence. If your mail is delivered to your home, perhaps
to a box at the end of your driveway, someone can easily remove
your mail before you do, unless you are waiting when the
postment delivers it.

LET ME ASK YOU THIS… If a private investigation or
neighborhood snoop removed private letters from your mailbox,
carefully opened them, recorded the contents, and then resealed
them and returned them to your mailbox, would you know it? If
you received a letter in the mail on Wednesdays instead of
tuesday, would you be aware that it had been missing that day?

HOW GOVERNMENT KEEP THEIR MAIL PRIVATE When government agencies
send sensitive material, they double-wrap it to prevent it’s
surreptitious opening. The government procedure is to place the
sensitive material in an envelope, seal all seams and edges with
tape, and record appropriate addresses and security markings on
the envelope.

This envelope is then placed into a second envelope, which then
has all edges and seams sealed with tape. The outer envelope is
addressed, but there are no security markings recorded on it.
This is effective, but the outer envelope with all edges and
seams sealed with tape stands out from ordinary mail.

HOW YOU SHOULD KEEP YOUR MAIL PRIVATE For security of personal
correspondence I recommend double-wrapping your private letters,
but with a bit of a change. Instead of sealing just the edges of
the inner envelope, i use clear sealing tape or clear packing
tape.

1- Cut a lenght of tape twice the lenght of your inner envelope.
Place the tape on a table, adhesive side up. You may need two
strips of sealing/packing tape to cover the entire width of the
envelope (I was able to obtain 4-inch-wide packing tape, which
works well for the smaller 3 5/8 x 6-inch personal
correspondence envelopes, from a local moving company). 2- Now,
after sealing your envelope, place it on the adhesive portion of
the tape and then fold the tape around the envelope so that it
covers all surfaces.Leave a slight edge of tape around the
envelope so that you can have an adhesive-toadhesive seal. This
type of seal, covering all surfaces of the envelope, is damn
near impossible to get into in a surreptitious manner.

3- Now, place the sealed envelope in an out envelope and seal
and address it normally.

The outer envelope doesn’t stand out from other letters, but
your private correspondence sealed inside is protected from
snoops.

Even the old tricks of using chemical sprays to make the
envelope momentarily transparent won’t work because the inner
envelope is completely wrapped in tape and therefore
impenetrable by these sprays.

Predictive Dialers to save your time and money in telemarketing campaigns

Filed under: Internet Information — admin @ 3:51 am

No doubt, telemarketing has evolved as a very potent tool for
marketers and companies to publicize as well as sell their
product and services in recent times. However there are also
hurdles in running the telemarketing business in case you are an
owner of a contact centre or call centre. You must have faced
the problem in your center where your agent hangs on a call more
than allotted time. In such a situation you can not even blame
the guy who is handling the call as his process is clogged only
because of the busy signals, answering machines, no answers and
disconnects. However it has incurred expenses over the telephone
bills as well as remained the same on the wage bill of the
employee. Situation even worsens when you have committed a
client for a large number of calls in limited time with an
immense pressure of deadlines.

Predictive Dialers are great aid to any telemarketer to give
solution to this problem as they are capable of handling a huge
number of calls in limited time. They are unique in a sense that
they can increase the productivity of an agent manifold. It
ultimately lowers costs per transaction and increases contact
rates for you. It is highly recommended for large as well as
small telemarketing groups. Predictive dialers enable a calling
person with unique capacity to judge and detect unnecessary
calls like busy signals, answering machines, no answers and
disconnects. You can understand this way, a Predictive Dialer is
devised to predict or rather anticipate during the call process
to ascertain availability the next representative or agent will
be free and when the next hello will be detected. It is an
intelligent outbound call processing mechanism employing complex
mathematical algorithms to predict when to dial next. The
working of a Predictive dialer takes place in following manner.
In a call centre a predictive dialer that can be a hard as well
as soft dialer happens to be attached to a network server that
stores the information related to the numbers of people and
businesses to be called are stored in a network server. All
agents are linked to that server. In the dialing process when
the server or dialer stars calling the number it is predictive
dialer that manages the calls. In a situation while calling
there is no response or silence from other side the dialer hangs
up. From the other calls, the dialer will screen out busy,
unanswered, and answering machine calls. Only the live calls are
put through to the agents. As soon as the agent gets connected
to a call he can view all the information related to the call on
his screen. The biggest advantage with predictive dialer is that
it can adjust to calling patterns depending on various factors.
* Total number of rings while a customer picks up a phone. * On
the calls which are answered * On the length of talk time, in
case calls are short the predictive dialer adjust to dial more
numbers * On the basis of available agents if fewer agents are
available predictive dialer set the calls to be dialed less
frequently. * Desired abandonment rate, under this a person who
hangs up before the dialer switches the call to a free agent
will not have a live telemarketer available to talk to. Keeping
all the factors in focus a predictive dialer dynamically manages
the pace at which to dial out, to keep all agents talking. While
managing it ensures waiting period of the agents to be minimum
at the same time keeping abandoned calls down to acceptable
levels. A predictive dialer, after estimating the number of
agents approximately can doubles the telephone numbers to be
called thus prevents agents from sitting idle. The predictive
dialing program saves an agent’s time by dialing on its own and
give only attended call to the agent. This way predictive dialer
enables a call centre owner to increase profits per hour with
maximum number of calls. The biggest benefit of predictive
dialer is this that it dials on the behalf of an agent. This
saves an agent from any personal approach however let him free
only for sales pitch. To get more information on Predictive
Dialers you can visit the site www.yoursautodialer.com

VoIP Features - A Lot of Extras for Free

Filed under: Internet Information — admin @ 10:01 am

I’ve been using VoIP internet phone service as my “one and only
home phone service” for nearly a year now and absolutely LOVE
it. Not only does VoIP save me a ton of money, but I get all
sorts of free features that I never thought I’d use. I never
knew how great extra features would be until I tried them, and
now there are some that I just can’t live without. The really
neat thing about VoIP service is that providers keep adding new
features for no extra charge! I’m quickly becoming a fan of new
features - especially when they don’t cost me any extra! I’m
normally not one for a lot of bells and whistles that I know
I’ll never use, but some of the new goodies that
Packet8 added recently are just fabulous.

For example, VOICEMAIL TO EMAIL NOTIFICATION is really
sweet. As with all features, you manage this one via the online
account management center (”command central” as I refer to it).
You simply check a button to enable this and enter your email
address. Now when I’m at work and get a voicemail on my home
phone, I get an email from Packet8 that includes an audio file
with the voicemail! I never have to miss a phone call again, and
have the added benefit of being able to file away saved messages
and forward messages to whoever I choose. This is a very cool
feature!

Another useful feature is called NETWORK UNAVAILABLE
FORWARDING
. When enabled, if all phone calls that come in
while your internet connection is down are automatically
forwarded to another number. I use my cell phone for the
forwarding number and never miss a call. Interestingly enough,
my internet connection has only gone down once in the last year,
and wouldn’t you know it - it went down again 3 days after I
enabled network unavailable forwarding. Because the internet
connection was down, my VoIP phone was down too; but I never
missed a call! Again, you turn this feature on in the account
management center and enter a phone number that you want your
calls forwarded to. This is a really handy feature and I think
it will be especially great during those severe weather months
when the power tends to go out a lot.

FOLLOW ME FIND ME is an interesting new feature that has
the potential to be useful at times. When activated at the
“command central”, you can enter in up to five different phone
numbers in the order you want them to ring. The idea is that if
you don’t answer your VoIP phone, the next number you designate
(can be cell phone, another VoIP phone or a PSTN “land line”
phone) will ring. If that phone isn’t answered the next number
in your list will ring, etc… I will probably only use this
feature if I’m expecting a really important call, or maybe if
someone close to me is ill and I need to take care not to miss a
call.

Another feature that I think has some possibility for limited
use is called SIMULTANEOUS RINGING ON MULTIPLE PHONE
NUMBERS
. When you activate this one, you enter in one or
more phone numbers that you want to ring at the same time as
your VoIP phone. I think this might be useful if you were
frequently traveling between two or more places and wanted to be
certain not to miss any calls. This might be a good safety
feature to use if you’re on vacation and want to make sure
someone always answers the phone. The caller will never know
that no one’s home.

All VoIP providers offer a good feature package, but some
companies give you more than others do. To quickly compare the
price and features of several top VoIP internet phone service
providers, see
http://www.saveonphoneservice.com/Internet-phone-service-provider
s.htm. If you’re looking into purchasing VoIP service, check

How a Satellite Dish Works

Filed under: Internet Information — admin @ 8:29 pm

Are you thinking about getting Dish Network or another satellite
TV provider but are unclear how a satellite dish works? Here’s
your answer.

A Satellite Dish is an antenna designed to focus on a specific
broadcast source and is a main component of satellite TV
providers, such as Dish Network. The standard satellite Dish
Network dish consists of a parabolic (bowl-shaped) surface and a
central feed horn. A controller sends it through the horn, and
the Dish Network satellite dish focuses the signal into a
relatively narrow beam. A narrow beam is generated as the dish
reflects energy from the feed horn. The Dish Network satellite
dish on the receiving end can only receive information; it
cannot transmit information. The receiving dish works in the
exact opposite way of the transmitter. When a beam hits the
curved dish, the parabola shape reflects the radio signal inward
onto a particular point, just like a concave mirror focuses
light onto a particular point. The curved dish focuses incoming
radio waves onto the feed horn.

The feed horn then passes the signal onto the receiving
equipment. Ideally, there will be no obstructions, such as trees
to interfere with the signal from the satellite to the Dish
Network satellite dish. With no obstructions you receive a much
clearer signal.

Some systems are set up to receive signals from more than one
satellite. A new dish design uses two or more horns to pick up
different satellite signals. As the beams from different
satellites hit the curved dish, they reflect at different angles
so that one beam hits one of the horns and another beam hits a
different horn.

The central element in the feed horn is the LNB (low noise
blockdown converter) The LNB amplifies the radio signal bouncing
off the dish and filters out the noise (radio signals not
carrying programming). The LNB passes the amplified, filtered
signal to the satellite TV receiver inside the viewer’s house.

A cable is run from the Dish Network satellite dish into the
house and then connects to the satellite TV receiver (black box)
thus completing the connection.

Company Policy Does More Damage to Customer Service Than Anything Else

Filed under: Internet Information — admin @ 2:39 pm

As a customer service consultant I see things across many
companies that most companies don’t see while working inside the
company.

o Company Policy One of the biggest problems is “company
policy.” Many company policies are structured to protect the
company from the customer instead of helping the customer get
what he wants and has paid for. Your success will explode when
your company, and your employees are structured with the
customers’ wants and needs in mind.

As a customer how many times have you been talking with a sales
person, or a customer service rep and hear “sorry we can’t do
that, company policy.” A barrier was thrown up between what you
think is only reasonable and the company. For me, I’m out of
there.

Is the problem “company policy” or is it the employee? It can go
either way. Often employees are trying hard to do the job the
way they understand it, which can often be that they are there
to protect the company from the customer trying to take
advantage. That isn’t saying that employee is a “bad” employee.
Only that he doesn’t understand what he should be doing. That’s
where proper employee training comes in.

o Employee Responsibility It is the job of the people in your
company that are in direct contact with the customers To
discover and understand what the customer really wants, and
Deliver what the customer really wants

When your employee says “can’t…company policy” he has put a
barrier up between the customer and you. The customer can no
longer get what he wants, at least not from your company.

o Executive or Owner View I know…I know…I’m hearing the
roar from the executive peanut gallery…You’ve got to make a
profit. Well, let me make something clear hear…you aren’t
going to make a profit, or at least not as much profit if you
aren’t satisfying the customer. So, what I’m saying is to teach
your people how to listen to the customer. Change their
perspective from “protecting the company from the stupid
customer” to one of ALWAYS finding a way to help the customer
get what he wants.

o Employee Listening to Customer…Communicating Needs to
Company Your employee should be the conduit through the maze of
company policies. He knows what the customer needs, he knows
what the company policies are, and his job is to take that
customer through those company policies to get the customer
where he wants to be. He isn’t a policeman stopping the customer
at the gate. That hampers the customer. The first helps the
customer.

o When Company Policy IS the Barrier What happens if the company
policy truly is a barrier? Then the employee should be the
conduit to the company policy setters to help them understand
how the company as a whole can better serve the customer by
changing company policy.

I am in no way saying, “don’t make a profit.” But when company
policy is set up to protect the company from the customer
instead of helping the customer your profits will decline. A
customer usually only wants what is reasonable.

The solution to company policy barrier: Make sure that your
employees are empowered

o To solve the customer problem o To communicate to the company
how the company policy can improve the customer satisfaction
instead of impede it.
